My tenant has invoiced me for a new shower curtain as the current one now has mould. He has been in the property for a year. A brand new shower curtain was provided. He has been the only person to have used it. Am I obliged to replace this? I would really appreciate some helpful advice. He had previously asked me to replace a bathroom light bulb... out of foolhardy generosity I did. Now I think he's taking liberties of my good nature. Mrs Dee.

Tell them, politely, not to be stupid and to cancel the invoice.
There are people who would give them notice, but let's assume they're stupid.
But lets only assume that once.When I post, I am expressing an opinion - feel free to disagree, I have been wrong before.
Please don't act on my suggestions without checking with a grown-up (ideally some kind of expert).

Many thanks for the responses so far. I have replied saying that it is a sanitary consumable product which had been used only by him I wasn't not obliged to replace the shower curtain because mould such as that will ONLY take hold if he does not regularly clean and ventilate the bathroom and allows the moisture to remain continuously in the bathroom.
A brand new one was provided at the start of the tenancy and replacement of such items are his responsibility and that washing the shower curtains in a mild solution of bleach is a good way of cleaning and maintaining my shower curtains.
I tried to be polite. Thanks again.

At the moment I've asked them for all relevant documentation - quotes, invoice, detailed description of work and photos so I can evaluate what has actually been done...

by fpyardsI moved out of a flat a few days ago. While I was in the flat there was a leak due to a punctured pipe in a wall cavity that the landlord is claiming a deduction from our deposit for repairing.
The total cost being claimed is £492.50 for the plumber's work and £180 to repair the wall....-

Hi I am a live in landlord and plan to let my two spare rooms downstairs on a lodger basis both of these rooms have on suite bathrooms
As both down stairs rooms have on suites and the kitchen (shared with myself) is downstairs the lodgers will not need to come up stairs of the property...-

Reply to Lodger agreementby ash72If you have unrestricted access then the lodger will be excluded occupier, with limited protection (ie you don't need a court order for eviction), once you identify areas that the lodger or you can enter, then they become occupiers with basic protection (ie, you need a court order for eviction).
