    London community group offering 2-5 year guaranteed lease - how do we tell landlords?

    Hello - we're new on LZ, so I hope it's OK posting this. We are a community group looking for a residential property to rent in North London/Camden at just above LHA rates. We can offer guaranteed rent/lease for 2-5 years (backed by a housing association.) But how do we find an interested landlord? People keep telling us it'll be easy, but it isn't! Any ideas? We have zero budget for ads. Happy to explain further if people want to know more. Thanks.

    The regular advice given to landlords on this forum is not to touch such arrangements with a barge pole.

      If you have no budget for advertising, you have no viable product and LLZ is not the right platform/

        Community Group? Do you mean a CLT (Land Trust) or a charity. Explain your status please?

          What is your budget for paying landlords for damage?
          I am legally unqualified: If you need to rely on advice check it with a suitable authority - eg a solicitor specialising in landlord/tenant law...

              Nah, it'll be a way of housing people you wouldn't dream of renting to, at the public expense.
              To save them chiming in, JPKeates, Theartfullodger, Boletus, Mindthegap, Macromia, Holy Cow & Ted.E.Bear think the opposite of me on almost every subject.

                    Potentially but you are expected to mitigate your costs. Signing a new tenancy agreement with someone else before the current tenants move out would be very foolish....

                    minorbark if you are a self-confessed accidental landlord (a term I loathe) and have zero interest in managing the property at all why don't you just sell it and invest the proceeds from the sale in something else?

                    No way! The current tenant's agreement continues under a periodic tenancy if they don't leave and rent is sitll payable. It is totally your fault if you have let the premises to others without having vacant possession....

                    It's a loss to the landlord arising while the tenant was responsible for the property.
                    It's not necessary for them to have caused the damage themselves or been negligent in any way.

                    The tenant should try and recover the cost from the police (although they might as well not bother...

                    I don't think this is possible and I don't think I would want a tenant who is so short of cash they can't stump up the deposit.

                    The lifetime deposit has got to include some sort of insurance to cover the short fall & the details have not been worked out yet. Bottom line is - its going...
