    London community group offering 2-5 year guaranteed lease - how do we tell landlords?

    Hello - we're new on LZ, so I hope it's OK posting this. We are a community group looking for a residential property to rent in North London/Camden at just above LHA rates. We can offer guaranteed rent/lease for 2-5 years (backed by a housing association.) But how do we find an interested landlord? People keep telling us it'll be easy, but it isn't! Any ideas? We have zero budget for ads. Happy to explain further if people want to know more. Thanks.

    The regular advice given to landlords on this forum is not to touch such arrangements with a barge pole.

      If you have no budget for advertising, you have no viable product and LLZ is not the right platform/

        Community Group? Do you mean a CLT (Land Trust) or a charity. Explain your status please?

          What is your budget for paying landlords for damage?
          I am legally unqualified: If you need to rely on advice check it with a suitable authority - eg a solicitor specialising in landlord/tenant law...

              Nah, it'll be a way of housing people you wouldn't dream of renting to, at the public expense.
              To save them chiming in, JPKeates, Theartfullodger, Boletus, Mindthegap, Macromia, Holy Cow & Ted.E.Bear think the opposite of me on almost every subject.

                    If the tenancy ended tomorrow, the damage would be claimed from the tenant.

                    They're responsible for what happens in the property while they're living there - just as an owner would be responsible, if the same thing happened to them....

                    OK.

                    But where do I stand legally?

                    If tenants agree to leave as per email, but they don't actually leave, meanwhile new tenant is due to move in. Can I claim all costs, including new tenants claims from me, from existing tenants?

                    I don't market properties until the tenants have left - properties full of tenants' possessions aren't at their best, and there made be things you need to do to smarten it up or fix.

                    It's not actually possible for a tenant to give valid notice during a fixed term, so you couldn't rely on...

                    You'd be dependent on the landlord transferring the deposit (assuming it's possible).

                    I use the DPS, but don't want to mess up my account trying to see if it's possible.

                    I’m currently looking for a new tenant (not using an agent). Something a prospective tenant has mentioned is the deposit being transferred from their current tenancy to their new one via the DPS.

                    As you’ve pointed out, even if it is possible, it isn’t practical. The current landlord won’t release the deposit before you’d want it ie before the tenancy starts. Sounds to me like the tenant hasn’t saved up a deposit in anticipation for the move....

                    True as that might be, is there not an obligation on him to take reasonable care of my property while he resides there? When even the neighbours say they heard the police's attempts to get the tenant to open the door and then force entry, surely it's not unreasonable to expect that the tenant should...
