    London community group offering 2-5 year guaranteed lease - how do we tell landlords?

    Hello - we're new on LZ, so I hope it's OK posting this. We are a community group looking for a residential property to rent in North London/Camden at just above LHA rates. We can offer guaranteed rent/lease for 2-5 years (backed by a housing association.) But how do we find an interested landlord? People keep telling us it'll be easy, but it isn't! Any ideas? We have zero budget for ads. Happy to explain further if people want to know more. Thanks.

    The regular advice given to landlords on this forum is not to touch such arrangements with a barge pole.

      If you have no budget for advertising, you have no viable product and LLZ is not the right platform/

        Community Group? Do you mean a CLT (Land Trust) or a charity. Explain your status please?

          What is your budget for paying landlords for damage?
          I am legally unqualified: If you need to rely on advice check it with a suitable authority - eg a solicitor specialising in landlord/tenant law...

              Nah, it'll be a way of housing people you wouldn't dream of renting to, at the public expense.
              To save them chiming in, JPKeates, Theartfullodger, Boletus, Mindthegap, Macromia, Holy Cow & Ted.E.Bear think the opposite of me on almost every subject.

                    Are you saying that the toilet and basin are out in the open, adjacent to the kitchen? Or are they in a separate room?

                    Does the room have a window? Or a fan ventilator?

                    A rented flat with a toilet (of course) and basin next to the kitchen, and a bedroom with a quite small en suite - shower/basin/rail for towel ... Is this acceptable in a flat - with no additional separate bathroom?

                    But if you had a valid certificate when the tenancy started but failed to give it to the tenant, then I believe that providing them with a current certificate before serving S21 will be OK....

                    There are a number (of the order of 20) of grounds under which possession can be sought. See the Housing Act 1988.



                    The claim is for the period for which they were paying rent whilst there was no required licence in place, up to a maximum of 12 months. Getting a licence ends...

                    Or, possibly, the one in place when it is given to the tenant. The regulations are ambiguous...
