If the landlord provided it and it's broken so soon after moving in they should fix it. You should have been given the landlord's address - write to them. Sometimes an agent is more of a pain than the landlord.

If it is on the inventory and there is nothing to say that the T is responsible, then I would say it is the LL's responsibility.
Personally I have only ever provided fridges and freezers on the basis that if they break, then the T repairs and the T can then take it away with them.

My tenant complained about the same thing 2 years ago. After an expensive call out the problem turned out to be a bit of ice stuck in the fan. When the same thing happened a few months ago I suggested the tenant defrost it for 48 hours and then turn it back on. She did and it worked perfectly. Might be worth a try if you can find somewhere to store your food

Agree, i have a couple of flats and although unfurnished the kitchen does have the white goods (fridge/freezer, washer, dryer) it is understood by my myself and my tenants that i provided them, they are part of the deal when they viewed and it was let so if they break..... i fix or replace them. Easy.

If it were provided to you (furnished / part furnished) as part of the tenancy, then your landlord ought to be responsible for it, especially if it's broken so soon after moving in.

who is responsible for the broken fridge/freezer
I moved in a flat last Tuesday. I found the fridge is not cool enough but the freezer works well. However, on Saturday the fridge/freezer didn't work. Foods in freezer began to thaw. The shelf in freezer is much warmer than the other part.
I contacted with the agency and they said I should be responsible for the repair. I checked my agreement, there is nothing about the repair of the fridge/freezer. Then who is responsible for the broken fridge/freezer?Tags: None

by prs26I am writing to ask if a handrail is required by any law/regulation for a wide flight of three marble stairs, each about 14cm in height well spaced apart and each with a doormat inset into the centre, which go up to the front entrance door of a residential block of 4 flats. Thank you.

by banner257Whenever you get a warranty for work, especially works like roofing, you should ask who is underwriting the warranty? You should expect an insurance company will warrant the works, so if the builder goes bust you still have a warranty. This will come with a small extra cost.

Hi
In March last year I had the roof of my rented house I bought 10 years ago redone for £4500. The tenants had complained about damp, and a handyman had said that the roof was in bad state. I asked for a few quotes and went with one below where the builder gave a 10 year guarantee....-

by Hudson01I agree with one of the other posts, Company A should have sorted the whole job, it sounds like a 10 mins job with maybe a collar for the pipework being tightened up and then some basthroom sealant ...........you are right.......... just under a ' monkey'' (Arthur Daley speak) for what is a simple pipe...

by LaurasplogWe have a London flat managed by an agent (full management service).
My husband and I were abroad, and got a call from the council saying the property was leaking sewage into the flat below. We contacted our agent immediately who sent someone around the same day (Company A).

by JK0Ah, come on. It's obviously been bodged. You won't get the roofers to do anything about that, even if you manage to get them on the phone.
Find another firm, IIWY.-

Reply to Is a handrail required?by ash72Handrails are mandatory. Stairs should have a handrail on at least one side if they are less than one metre wide, and on both sides if wider than this. Handrails should be placed between 900mm and 1000mm above the highest point on the staircase steps.
