Happy New Year to you all! I am seeking advice for dealing with tenants issue. I have a 4 bed HMOs, and installed an Inspire thermostat (in the communal) which maintains the temperature at 19 degrees all day long with an option for tenants to boost up to 21 degrees. Since the beginning, I had no issue with that at all, until the last couple of months when I had new tenants moving in. There was one tenant complained 21 degree was still way too cold for him and required for him to have full control of the thermostat.
Obviously, in the HMO property, the landlord pays for gas and electricity so I could not agree to his request (no other tenants complained). But I agreed for the boosting option to go up to 22 degrees. I just got back from holiday today to find out that the thermostat in the property has been moved inside the..fridge in the last couple of weeks. The thermostat showed as 0 degrees at ALL time and the heaters are working 24/24. I suspect who put the thermostat in the fridge (i.e. the tenant who complained about the heating) but no tenants accepted their responsibility and we do not have evidence as to who did that. What would you do (as a landlord) with the tenants in this case?
PS: We have an agency managed the property for us but so far they have been useless in many cases (the previous tenants smoked inside the house and ripped off the smoke alarms from the ceiling and regardless of our request, they have not sent anyone to fix yet). We live very far from the property, that's why we have to use full management service from the agency.
