    Repairs at Christmas

    I’m the landlord. Unfortunately the boiler in my property has stopped working (on sat 22nd) The plumber has been out and identified the issue but can’t repair until 27th. My tenant has an electric shower for hot water, and a gas fire in lounge and I’ve given her some electric heaters to tide her over. Due to the ‘time of year’ I have been unable to get anyone else to fix sooner. Is this reasonable? Advice welcome please.

    It sounds reasonable to me. If the tenant owned the property, what would they be able to do that you haven't done?

          A CCJ can be successfully set aside for 3 reasons broadly (as far as i understood the guidance)

          1. Money is not owed at all
          2. Mediation agreement followed properly
          3. Defendant did not know about the CCJ

 says "You must order an EPC for potential buyers and tenants before you market your property to sell or rent." A simplistic view I know but if you didn't market the property you don't officially need one.

          Hi All
          Hope you can help. I served a S21 notice on my tenants giving them 6 months notice to leave. The actual tenancy expired in August 2021 but with the Covid rules i had to give 6 months notice which means they have to be out by November.

          The notice was served May this year but...

          Unfortunately I simply renewed the tenancy like I have been on a yearly basis. So when I last renewed with them I didn't give a EPC, we just renewed amicably. It's only since serving the S21 notice that I realised I should have given them the EPC when they renewed last year, except it had already expired...
