    bathroom light recomendation

hi, i keep having issues with bathroom ceiling lights cover clips, as they keep snapping when the tenant removes the cover and changes the bulb. Have had two saxby 39316 models go the same way and just cant source replacement clips from anywhere. can anyone recommend a good bathroom ceiling light of similar size that doesnt have this clip issue please, or know somewhere that might sell such clips please ?

I cannot recommend, but perhaps a LED equivalent so no need to change bulb?
Saxby does one that looks similar (I believe).

Sent you a link on an auction site that is selling them. Just remember any bathroom lights need to be IP44/65 depending on the location.

  • Tenant abandoning property
    Ms London
What can be done about tenants just leaving the property without notice, nor paying rent before the end of the fixed term AST?

I'm talking about the rented room on AST in London started September last year. I've got no forwarding address and suspect they left abroad. Can I put it in court?...

so the picture of an empty room with the keys on the table is good enough as evidence?
And I'll take it to the court but if they've got a job in Ireland, not in the UK, I'll not get my rent back? And if they do get a job in the UK, automatically they will be made to pay me the rent that they owe?...

This is my first time using this site and I class myself as an amateur as I only have 1 property let. I manage properties for some family members too so do come across a range of issues.

If the council have asked for work to be done they have the power to force you to do it. I never got to locking horns with the Council so I can't advise other than try to reason and negotiate. When I had this situation as a landlord with one of my properties I would have moved the tenants if I could,...

Sorry to hear that yeah definitely have that talk with the landlord if you've been there being rent for 3 years consistently then he's likely to look on you favourably if you approach it in what I would suggest a mature way especially if you explain that there's a possibility of job cuts let us know...
