    Tenant has removed items from the inventory

    What happens when a tenant has removed items from the property which were listed in the inventory, without notifying me that they have done so, after 4 years, does the deposit scheme automatically take away wear and tear from the price?

    You propose deductions , should include wear 'n tear, tenant makes his case, scheme decides.

    Does inventory & photos show condition? Will tenant argue?
    I am legally unqualified: If you need to rely on advice check it with a suitable authority - eg a solicitor specialising in landlord/tenant law...

      Thanks, I think I have a good case as tenant not informing me that they have got rid of the bed (may have even sold it), I've got the pictures of the bed showing condition as it was brand new when given to tenant. The only problem would be getting hold of the receipt from 4 years ago..... will have to check for a similar item and take 10% off each year for W&T as a guide.

        Do you have to take W&T off? They may have sold it on day 1; if you can prove you gave them a brand new bed then I would hope (almost certainly wrongly!) that you get similar as recompense.

            Yes. If they hadn't sold it and had used it for the duration you would get the property back with a bed that has (hopefully fair) wear and tear.

                Just give them min 24hr Notice of a routine inspection at a mutually convenient time/date within 14 days, and note any items missing from move in Inventory. Report possible theft to Police for a Crime Ref No.

                How do you complete an annual Tax Return (profit/loss) for rental without keeping a record of all invoices paid?
