    A couple of EPC Questions

    Question 1: Can a property be marketed prior to the EPC being in place? If yes, can the agent accept an offer for the property in advance of the EPC being made available. My step daughter has just viewed a flat and none of the 4 flats have EPCs on account of them being newly refurbished and the agent wants to start referencing.

    Question 2: When an EPC expires is a replacement required immediately, like a Gas certificate or is a new one only required when the property is next marketed? One of mine expires the end of this year – where have those last 10 years gone to ??

    Is there an old EPC? That would do.

    Think EPC must be at least ordered before marketing.
    I am legally unqualified: If you need to rely on advice check it with a suitable authority - eg a solicitor specialising in landlord/tenant law...

      Are you sure the property your daughter viewed doesn't have an EPC? There is no requirement to renew it within its 10 year life-cycle following a property refurbishment as far as I know. However, the Agent/landlord should have made it available to the tenant at the time of marketing the property.

          Have since found out that the EPC is on order for step daughters flat. Thanks to all for your input.

            Bit naughty of the Agent then. It is supposed to help inform the tenants decision to rent. No sniggering now!

              Question 2 - from now until April 2020 is a no, but from then it will be a yes
