    Established Use Certificate?

    Currently dealing with a residential property which has been arranged as two self-contained flats. There is record of council tax and utility bill payments for more than four years for the two main flats i.e ground flat and top flat. However, for the convenience of the family who lived in the top floor flat, it had been further internally sub-divided into a studio unit and a one-bed unit each of which has its own toilet and kitchen. It is proposed to obtain a Cert. of Estabished Use as two flats for this property. Is it advisable to remove one of the kitchens in the top flat before making the application or is it feasible to obtain the Cert in the present configuration provided record utility bills for the two original flats can be shown for a minimum of four years. Any guidance much appreciated.

    Just apply for the certificate as things stand. Could be the family need 2 kitchens for religious reasons?

    Upon inspection the planning officer will advise if he is not happy with the arrangement in the 2nd flat.
