    any idea no how to go about converting three extended mid terraced bedrooms house to two self contained flats. what sort of permission I need to apply is it the Application for a Lawful Development Certificate

    Are you looking to convert one 3-bed house into two flats or are you wanting to convert three 3-bed houses into two flats?

    That aside,

    You'll need;

    Full Planning Consent
    Building Regulation Approval

    You'll possibly need;
    10-year New Home Warranty
    Party Wall Notices
    Build Over Agreements

    Assuming the property/ies are in England or Wales.
    There is always scope for misinterpretation.

    If my posts can be interpreted in two ways, one that makes you feel angry and one that doesn't, I meant the latter.

      Don't forget the added costs of splitting the utilities, that's gas, water, elec and telecoms, also sound proofing and sound tests to prove it works!

      In addition there are other easy to miss things such as parking, outdoor amenity space and bin and bike stores - my local council loves bike stores!

      Good luck. Oh and it will cost much more than you think ...
