    Planning permission for dwellinghouses is granted by the Town and Country Planning (General Permitted Development) Order, but a flat is excluded as that is not considered to be a dwellinghouse.

    All development in a flat needs planning permission granted by the local planning authority.

    I'm sure that i read on this site that you dont need planning permission to add a partition to split a bedroom into two

    Yes it does. You're doubling the potential occupants of the property which will impact local services, infrastructure etc.........

    It'll also require Building Regulation approval.

    1 to 2 bed conversion

    I'm looking at buying a property

    It has two 1 bed flats

    It was refused planning for two 2 bed flats

    These one beds are big enough to put a partition between the huge master bedroom and add an additional bedroom

    Thus making them two beds - this doesnt require planning permission right?

    The end of my garden backs onto a private access lane. At the bottom of a majority of gardens there are garages that back onto the lane the garages are between 3-3.5 meters in height. This is mirrored on the opposite side of the lane.

    Your lease includes the garden. Unless the lease provides otherwise, this will include all the airspace over the ground. Accordingly, you have complete control over the airspace which will be above the proposed extension.
