    1 house into 2 flats London, Haringey Council

    I'm in the process of buying a 3 bed house which i would like to convert into 2 2 bed flats and rent them both, its very big and has a 2 car drive. I was wondering if i do this will i have to split the deeds of the house or will i have to only split them if i sell? also im getting a buy to let mortgage with Ipswich building society and in the terms and conditions it says the property cant be a HMO which requires licencing or new build flats, studio flats, ex local authority flats/maisonettes, flats above 5 storeys or flats above commercial property, does this apply to me and even if i still go through with it what sort of problems will i have? one more thing whats it like to get planning permission for a project like this from Haringey Council London?

    Merely letting-out each new flat does not involve splitting-up the title deeds (registered title at HMLR).
    Only if you wanted to sell either/both would completion and registration of new long leases be required.
