    Attic bedroom and planning

    Can any body clarify this for me please, if a house was built with a a third bedroom in the attic, can this still be classed as a bedroom? the house was built with this room in 1895,it has not been altered in any way. as this was prior to building regs of 1985 . it has a proper stair case leading up to it, and is the same lay out as the rest of the street.

    This is a building regulations question, not a planning one.

    As long as this isn't an HMO, and you don't make other changes that trigger building regulations, you should be OK. In particular, the legal definitions relating to overcrowding do not consider anything but the size of the rooms.

      If it was built in 1895 then it is probably a 'habitable' room. However it is unlikely to have anything like the necessary standards of heat insulation and fire safety to be considered habitable by today's standards. You need to consider bringing it up to standard.
