Hi all,
I own a leasehold flat. The freeholder owns the property above - the building/house is split into a ground floor (mine) and first floor flat (the freeholder’s).
It is the freeholder’s responsibility to take out buildings insurance for the whole building for which...

this policy is designed to cover leaseholders own fitted permanent fixtures and fittings. Such as kitchen and bathroom, not insured under the block buildings insurance, insured by the freeholder or management company-

I have flat where they want £6,000 per flat service charges. So far we have not paid, as some of the work has been done to a poor standard. They put £250 external doors and looks like it has been fitted by a clown. The letter box is gold, but the locks are in silver....
We do want improvement...-

Yes buildings policies in general often include fittings as part of the building, but the fact that a policy covers something (even if it does), does not mean...-

Reply to Leasehold buildings insuranceby SouthernDaveBest to check… it’s definitely not the case on the several flats we own. We have separate polices that ‘top up’ the buildings insurance that is maintained by the management company because the policies they have are pretty basic....

I was late in paying service charge for a flat. Letter came from solicitor. I paid in full including their legal fees (their fees were £350), but was late by their deadline. Things go filed at Court, so they want an additional £1,200 in legal fees (on top of the £350 already paid. On the court form...

The service charge is split by percentage of expenditure / costs.
One leaseholder is now going to alter his property and build a significant extension. This will cause a jump in the building insurance...-

I don't think it is common for building insurance to exclude bathrooms and kitchens. I would expect interior fittings such as baths, kitchen units and toilets to be included in flats insurance.
