by m60njpApologies of this is the wrong sub-forum. I have a small leasehold apartment in the Stoke area where the lease has run down. I do believe it's worth extending although likely to be !0-15% of the value. I need a valuer to do the before and after figures which as most will know determines the marriage...

It could quite a long wait. I think the Government now realise that the risk of tinkering with the mechanism under the Act is that if they take away the system of fair compensation by simple abolition of the all important ingredient "marriage value" there may well be a challenge to the court...

by pipDear wise experts, can anyone clarify this for me?

by Chadwick92Hi all,
I own a leasehold flat. The freeholder owns the property above - the building/house is split into a ground floor (mine) and first floor flat (the freeholder’s).
It is the freeholder’s responsibility to take out buildings insurance for the whole building for which...-

Reply to Leasehold buildings insuranceby SouthernDaveThis is standard. The freeholder insures the building, nothing more.
so if your building burnt down, the insurance would pay for it to be rebuilt (assuming you had the reinstatement cost correct… many don’t and underinsure the building) but your kitchen, bathroom, carpet etc would not be put...-

by LawcruncherThan is a better way of putting it than I did.
If the extension is to come within the service charge, the licence can include a covenant by the leaseholder to make good any defects in the construction. If that is done, you need to be alert if the lease is extended and include the provision...-

by bamboccioHello,
The context is a concerted house where leaseholders own the freehold.
The service charge is split by percentage of expenditure / costs.
One leaseholder is now going to alter his property and build a significant extension. This will cause a jump in the building insurance...-
