Reply to Perpetual leakby ash72It's irrelevant on the size of the company, if you have a case, you should legal advise. If others are complaining in the building you could try and form a committee so your case is even stronger.

by LaurasplogI own a ground floor flat with a lovely tenant in a 1990s leasehold property. The property is day-to-day managed by a local estate agent, and we pay £1200 a year to a very famous national property management company.
We have had significant problems with leaks from the flats above into...-

Reply to Perpetual leakby LaurasplogThank you both. There's no real need for contents insurance, as when I used to have it, it covered basically nothing in terms of fixtures and fittings, and the excess was so high that if I'd wanted to claim for (e.g.) a sofa, it would have been swallowed up in the cost of the excess.
The...-

by 88xxHi all,
I purchased a leasehold in early 2022, all outstanding service charges and fees were settled by previous owner during the conveyance.
However, due to rising costs in energy ect, the managing agents have made all residents aware that there was a large increase in 2021. They...-

by AndrewDodThe service charge is payable when it is invoiced. The fact that it refers to a previous period is irrelevant (some leases are always in retrospect). If the seller lied to you in answers to specific questions asked (in other words your negotiation about service charges apportionment was based on a lie),...

by 88xxok, thanks for this. Ok, so onto the retention. Yes I do have a retention amount that was agreed and signed off. How do i make use of that in the real world?
Im hoping it doesn't involve paying solicitors to go through a process. The sum of money is worth my time to some extent, but if it becomes...-

by GordonCloseI am a Director of an RMC and the Freeholder insists it is their right to arrange the insurance. Have I the same right as an RTM to take over the arrangement of insurance?

by GordonCloseMany thanks for the above contributions and I think the RTM is the way to go. I was hoping I could avoid the RTM route but it should not be too difficult. I would save about £5000 per year at current prices so worthwhile.

by LawcruncherYou have to pay as the final figure for the period is question is not payable until demanded and when demanded is payable by whomever is the tenant when the demand is made.
However, you should be able to claim the figure from the seller. Assuming the contract for sale was made under the...-
