    Yes, everyone has been very helpful thank you very much for taking the time to reply.
    I kept things brief so I don't get identified. But yes, everything you have all said concurs, including the premium being about 10% of resale price. So, I think it is safe to say that 14-15k is a realistic premium....

    thanks both, this is very helpful. I am leaning toward selling it but the fact that 30k work is planned will put off some buyers. this will come up in the management pack sent to buyer solicitor. i thought i will seek the forum advice because this seems like such a sham. its a small building of 3 stories...

    And by the way sanj you seem to be having an extraordinary number of freeholder issues in entirely different buildings -- this a converted house, in another a mixed commercial flat over a shop, in another where you are the freeholder, and yet another which is a standalone leasehold house.

    a) They likely have served you with documents. They are not obliged to accept E-mail as an address for service. If you don't provide a postal address for service or collect your post that is really your problem.

    b) Unfortunately S20 "consultation" is in principle a sham exercise...

    I am not disagreeing with you, I am simply saying that refusing to deal with the woman and insisting on ID when she appears to be known to the freeholder can only lead to delay, it is easier to find out what she has to say, the formalities can follow....

    The short answer is sell, otherwise you are likely to have a constant battle with the freeholder. You can refuse to pay until a proper notice has been served upon you, you can refer to your lease which will state that improvements are not your responsibility, you can argue that the cost is unreasonable,...

    We are in this case told that the freeholders offer is £18k and the lessee has been advised at £15k and the suggestions in this thread by myself and others are based on those two figures and as flyingfreeholder advised the premium at 69 years is 10% and for approximation purposes I would concur with...
