    Selling a leasehold flat

Can anyone help me with any advice at all with regards this situation:

I am a leaseholder attempting to sell my flat but my conveyancing solicitor cannot reach the freeholder and we cannot proceed with the sale without hearing from them. This has been going on 7 weeks now and the potential buyers are now getting itchy feet (they have paid 2 months more rent than they should have already).

Is there anything that I can do as the Leaseholder to push this through?

What do you need to get from them?

In most cases they are seeking to avoid risk or uncertainty or wanting simple information, which with undertakings or indemnities can be gotten round and the flat sold.
Based on the information posted, I offer my thoughts.Any action you then take is your liability. While commending individual effort, there is no substitute for a thorough review of documents and facts by paid for professional advisers.

Does a clause in your lease require the freeholder's written consent before the Land Registry can make transfer to buyer's name ?

When did the freeholder last send a demand for ground rent payment ? Perhaps the address for payment may help you ?
