Lease Extension Advice required

Hi

I currently own a lease on a flat in north west london. The details are as follows:

86 years unexpired lease
I pay no ground rent ( i.e peppercorn )
current market value £200,000 approx.

Approx how much would it cost to extend the lease by 90 years?
I suspect by extending the lease now it would not add too much value to the property?

How much should i expect to pay in valuation/solicitors fees for both myself and Landlord?
