    Well the copy leases are/should be available on line at HMLR inexpensively and it is worth taking a look.

    In some ways regularising your lease might eliminate a different set of provision in your "join the dots" of a lease.
    Based on the information posted, I offer my thoughts.Any action you then take is your liability. While commending individual effort, there is no substitute for a thorough review of documents and facts by paid for professional advisers.

      If there are any variations to be done, get the vendor to deal with (and pay to deal with) the problem before you buy the flat. I wouldn't buy a flat with guaranteed lease problems from day one. Leases are enough of a nightmare without deliberately buying into a known problematic situation.
