    Charges for "sell-on" pack

    Landlord/managing agent wants to charge £150 for a "sell-on" pack also known as an "assignment pack" or "pre-assignment enquiries".

    This consists of the last three years of service charge statements, building insurance, unbilled major works, planned major works.

    With the exception of plannned major works I have all the other information to hand and don't see why I should be charged for the exception which cannot take more than 10 minutes to produce and could be reasonably thought to be costed out within the annual service charge.


    4 things:

    1. It normally also includes answering anything up to 4 pages of questions.

    2. Very often a purchasers solicitor will not accept accounts etc. provided by the vendor, they want it from the horses mouth.

    3. Getting it wrong carries liabilities.

    4. £150 is the low side of what most agents / landords charge.


      Agreed. The landlord/agent will be determined to make an admin charge for the sale, and has simply given examples of work to justify the charge. The actual value to you is irrelevant.

      Tulula is very correct on point 4. Some of the larger or less scrupulous organisations can charge around £400, which really is not justified for the work performed and would be worth challenging. £150 is debatable and priced to make it not worth pursuing.

        Does a leaseholder have to be a registered proprietor to join a collective? Or is it sufficient for her/his/it to be a transferee whose interest is not yet registered?

        Hi. I have a freehold after selling a leasehold flat in a block of 4 flats. We don't currently have a managing agent, so these duties currently fall to me (I am holding off appointing a managing agent whilst the leaseholders consider whether they want to RTM).

        The block needs some maintenance...

        It is relatively simple to administer process. However, definitely engage professional to define necessary work and project manage.

        They are correct that the purchase of the freehold has no relevance (although it would allow the three of you to alter the leases if you are all in agreement).

        Unless you alter the leases you continue to split service charge costs according to what the terms of your leases say - sharing...

        If the leases are going to be for 999 years there is not a lot of point imposing a restriction in such terms. It is also open to interpretation. You have to decide first if you are going to allow subletting at all. That has to depend on what people want. If any owner already sublets then you cannot...
