    tennant/lessee has a lodger what is the best action to take?

    Hi
    One of my Lessee's has taken in a lodger,and he is on some kind of benefit(i definately know this for sure !)
    The tenant is not allowed to sublet for periods of no less than six months,
    not to sublet part only of the premises whatsoever.
    Also when i renewed the buildings insurance they asked me if anybody was claiming housing benifit,i said no,because i didnt know what i now know at the time!
    Is this a major problem?
    What is the best course of action to take
    Does anybody want to swap Lessee's ? I want to trade mine in!

    Maybe a warning letter (from you as f/r owner or from your solicitors at his expense)?

      Ok thanks Jeffrey,I will fire off a letter tonight,Any legal jargon i can add to make it as best as poss?Also what section notice is it? A 146?

        Don't invent jargon. Either write a clearly-worded layman's letter or ask your solicitor to write.

            All costs are being covered by the management company. So currently I'm not actually losing out so I'm not really sure what I'm claiming for! More just the stress of it all. And the potential loss of earning and making unrentable/saleable as you say. Yes the floor...
