    Pet Permission

    Hi all,

    Just wondering if anyone had any advice regarding pets in a leasehold property.

    I currently rent a property and have asked my landlord for permission to have a pet. Under the terms of their leasehold I have to apply for consent from the company that manages the building. This will cost me £120 which is a fairly hefty amount of money, but I get how admin costs go 😅 I'm just reluctant to pay it if they're still going to say no.

    Plenty of other people in the buildings have pets but I don't know if these are under the radar, so to speak, and my neighbours aren't sure of the situation either as none of them are pet owners. I'm just wondering if anyone had any idea what the likelihood of being declined is likely to be (I know every company is different, but just trying get some research in before I cough up the cash!) for a pet tortoise. Any advice or stories shared will be much appreciated!

    Just because other people drive too fast but don;t get fined by the Police doesn;t mean you won;t be. Same with your Pet problem, sorry.

    Rabbits & chickens are permitted however,
    I am legally unqualified: If you need to rely on advice check it with a suitable authority - eg a solicitor specialising in landlord/tenant law...

      Oh come on, I can't imagine anyone having problems with a pet tortoise. Go ahead!

      I'm just saying that from personal experience, I used to rent next to someone who has a pet tortoise. She took it out to the garden often and noone ever minded.

        Using logic and common sense to navigate property matters may well lead to disappointment and tears. Sorry.

            I usually abide by every rule to the letter. Hoever, I find this case different. I would just keep it.
            I'm sure it won't make a noise or cause damage. If there is a complaint, heaven knows why, just apologise and offer compensation for any damage😊. If there is an inspection hide tortoise with instructions to keep quiet.
            If for your peace of mind just apply. If refused, then take further action. I'm sure it can't be refused without justification.

              Not to put a damper on things, but insurance is for accidents / unforseen occurences / trees falling on building / cars.- etc

              Insurance does not cover for deliberate acts which caused a fault.
              Thats why why drill round holes in bricks, put a plug in it then screw though the plug.

              I have noticed that one of the 3 blocks has some studs hammered into the brickwork in one corner. There are also cracks running down the bricks. I am guessing that these studs are markers made by an engineer at some point, suggesting a structural issue maybe.

              Within the service charge there is of course a charge for Insurance. Presume if any work ever needs doing it would come from that Insurance policy? And then possibly an increase in future Insurance cost

              It would only be an insurance issue if the freeholder has an adequate policy covering it. The best thing is for the freeholder or managing agent to instruct an engineer who will put movement detectors on the property and see if there is any movement. It could be historical.
