    Property block insurance

    Can anyone advise me... still dealing with greedy freeholders and managing agent.
    The buildings insurance is arranged by the freeholder and it’s a a policy that covers their holding company and covers employers liability, they own the freehold on our block and next doors. The property owners are not named on the policy and we are paying for more than we need. They just tell us what we owe with no proof of price and charge for filing etc

    Is this legal, can we demand proof. I challenged them before and got knowhere!

    It is the responsibility of the freeholder to insure the property, they can get all bells and whistles policy if they like, there is nothing the leaseholders can do about it, the only proof you can demand is a copy of the insurance policy. It is normal for insurance to have liability insurance for the directors and public liability insurance in case anyone gets injured at the property.

        It is important as well to check if the lease requires the reserve/sinking fund to be held in a separate bank client account. If there is only a general bank client account, it is often raided for other purposes....

        Which is why Article 2 needs to be read as well.

        Article 2 gives approval to the third edition of the code.
        Article 3 withdraws approval of the earlier version so that there can be no argument which applies.

        Eventually the 4th edition will likely become the approved version...
