I live in a leasehold apartment that I own in a relatively nice and quiet estate. My next door neighbours have recently moved out and rented their apartment out. Our two adjoining apartments are both 3 bed top floor apartments with a relatively high rent for the area.
My neighbours and I do not speak as they decided to repeatedly damage my, at the time, new car and then following my attempt to resolve the issue, they refused to accept liability or cover the cost of the repairs, even after it was proven that they had done the damage. I tried to remain friendly towards them, even though I was the one who was wronged, but unfortunately the relationship was irreparable from their side.
They appear to have struggled to rent their apartment out - mostly due to the price and the current covid issue. They dropped the price twice and then a young Eastern European lady has now moved in. Not one to judge but the way she has looked whenever I have seen her makes it impossible not to do so. She looks pale, very rough, looks like she's been awake for days on end. Since her move in date a lot of middle aged men have been appearing at the property, staying around an hour or longer and then leaving. She has been here 2 weeks now and there must have been at least 20 visits that I know of in this time. At first I thought they may be friends or work men or removal men, I wanted to give the benefit of the doubt as she was my new neighbour, but the visits are becoming more regular and there are more new faces appearing at all times of the day.
I really dont want to assume, but I feel that given the multiple visits from random men in the middle of the night (and day), who each have no idea where they are going when they get let into the apartment block - except for the flat number - that she may well be a prostitute. I have spoken to a local letting agent who is currently finding tenants for one of my rentals and he had shown her round a few other penthouse apartments in the area - telling me that she had come across very odd / strange on her viewings, very rude, almost aggressive and that she had turned up wearing thigh high boots, mini-skirt and low cut top to the viewings. She had said to him that she was a student and would be willing to pay cash up front for the rent and bills and would be taking the apartment on her own.
My question is what can I do from here. I have tried to contact the owners and not received a response. So do I need to speak to the leaseholder of the block? I have read our lease and it sets out 'restrictions and obligations' that include;
- 'You conevenant to keep the flat as defined in good order and not to use it for any purpose than a single private residence and not for any trade of business purposes;'
- 'You must not use the property for illegal or immoral purposes or in such a way as may cause a nuisance or annoyance to any of your neighbours'
What other options would I have - speaking to the council?... Also would I be within my rights / advised to setup a Ring Video Door Bell to monitor and save the comings and goings from her door?
I am a fairly confident man who can handle himself - saying that, I am concerned that these sheepish guys could be replaced at a later point with more boisterous, unruly men who damage the communal areas or worse try to gain access to other properties, including my own. I also have two female lodgers and I don't think it is fair that they should be exposed to this kind of issue - it would likely effect my ability to keep lodgers long-term once they know that is going on next door and it may also cause issues if I was to attempt to sell the property. The bottom line is - I dont want to live next door to a prostitute (if that is in fact the case) and I would like to resolve the issue swiftly if possible.
I would appreciate any advice that people can offer - apologies for the lengthy post.
