HI All,
previously, the forum has helped me.now i need bit more advise & guidence.
I bought my massionate in 2016 at 310500 with 125yrs lease to live in and don't know due to what circumstances I feel that it hasn't increased in the valuation.
my question is are you facing a similar issue ? I am at the point where my family is growing and need a bit more space. So thinking of selling and market is down valuing i.e. not able to fetch as much as the price what i paid for. why? Could it be garages next to my property? Could it be few Potholes or portion of pavement is bit uneven ( it's a private road)
benefits I have on my leasehold is no service charge only ground rent, and the largest possible garden in whole estate.
Next question, although i am not in a rush to sell, should I wait or sell it at whatever I get.
last question is BTL is it worth converting it into LTB and compromise in a bit of living standard? as not enough to cover SDLT surcharge.
is there any piece of advice could anyone provide. thank you in advance.
