    To answer your question we need to know (a) what obligations the lease imposes on the tenant to repair and (b) what restrictions the lease imposes on the tenant in respect of alterations. Please quote the relevant clauses in full or scan the relevant pages of the lease and post them.

    If you are replacing an existing boiler & bathroom then it's extremely unlikely you need freeholder consent and he will never know.
    If your solicitor has already asked then the freeholder can name his own fee but I wouldn't expect it to be more than £250

    Hi, we are in the process of purchasing a LH one bed flat. The flat needs a new boiler and bathroom. We don’t intend to make alterations to pipe work.

    we have asked asked our solicitor to get permission from the FH. We now learn there is likely to be a charge incurred for this. Does anyone know the region of the costs involved.
