I have recently discovered my estate agent has been lying to me.

My last tenant caused significant damage to my house (unintentionally). My estate agent advised a significant refurbished to be able to increase the income. I eventually went with this option and was advised...

Good letting agents in Bristol for drafting up an AST and doing tenant search.

Hi,

I was wondering if any of you know any good letting agents in Bristol. I only need them with write an AST and find the tenants. Previously I've used CJ Hole, but their fees have since gone up to 45% + VAT of one month's rent. Wondering if there's anything a little cheaper.

I did not know this, thank you. I may do this the next time a new tenant moves in.

And then it's a simple case of advertising the flat on property websites I'd assume? And how would I go about doing a reference check for the new tenant?...

I'm not sure, just out of habit really. Been using an estate agent to find tenants and draft a contract for years.

What is bad about it other than the fees?...

I've used it twice, no complaints from me. However, I haven't used it since 2019 so things might have changed.

From memory, when the prospective tenant clicks the 'Rent Now' button, you have to click to accept them as a tenant to start the process.

Has anyone used the ‘rent now’ package and find it good? Can’t decide whether I should do this package or just advertising (ultimate) then pay for everything else on top after finding tenants I am happy with.

a little worried about- the flat is in London so expect there could be a lot of interest but possibly a high majority of them not be the tenants I am looking for.
I would prefer to take my time talking to potential tenants and arranging viewings rather...
