But I don't use databases, well I do, but not one you are looking for, as paper files that are instantly available without a computer are great.
Try the old "access". It used to come as a package from Microsoft, eventually, and contained Word, Excel, Access, each sold for £ 320 for each of the 3, many years ago., so why should I pay £ 1000 for above 3 when paper ( initial records ) does fine, and computer files text and pictures are fine too.
use above to start today to record your property details, then its there when you find the programme that suits your record keeping / leads.

I look forward to hearing from any professional sourcers for a recommendation as to what CRM/database system you use to record all the property details and investors' details. That would be most helpful.

You get on your bike, go see the properties, have a good brain with common sense and KNOW what is wrong with the properties when you look at them.
I fly 4000 miles to view property, as looking at photos that could be 3 years old, is no good at all.
I see the area, talk to the neighbors, get an inkling as to whether it's a good or bad area.
If bad area I tell people not to invest.
That's YOUR job if you are advising on how good the property and neighborhood is.
If you just want to go by what other people tell you, and not every one is honest, then you could end up with nice photos, but when you visit, you could see something like the following ( Yes, it's extreme, but it happens ) and many U.K. investors have lost thousands in mainly overseas investments.
