    In an perfect world, what do you expect an agency to do ?

    If you were to rent out a home, what would you expect them to do - apart from collect rent etc....

    Personally I hate the extra charges made by agents.

    I'd expect them to be able to use standard English grammar and punctuation in their written communications with me and to proof-read what they write.

    That aside, please explain the point of your question. Are you hoping to whip up tirades against letting agents in general, or what? Surely what you should expect them to do is what you specify in the contract you agree with them, no more, no less. That will vary from agent to agent and client to client. It depends what you decide you want to pay them to do (tenant find only, partial management or full management?). Hidden extra charges (additional to those clearly described in the contract) aren't allowed.

    However, in a perfect world, we would not need letting agents at all.

      I would expect them to do a better job of managing my interests for me at less than it would cost me.

      Otherwise, why use one?
      I am legally unqualified: If you need to rely on advice check it with a suitable authority - eg a solicitor specialising in landlord/tenant law...
