    Letting agent contract after new purchase

    We have just completed on a Hmo with 9 month to go on the letting agents contract. The seller entered into the contract a few months ago. In the contract of sale we took over the AST agreement with no mention of the letting agent. We have other properties and can manage ourselves. Are we bound by the agents contract and can we request tenents deposit to protect and collect rent directly going forward.

    It depends on the contract and what happened during the conveyancing.

    The default position is that the contract is nothing to do with you and you are free to ignore the agent.
    If the contract was assigned during conveyancing that would be different (and I'd have thought you'd know if it had been assigned).

    The agent may hold deposits for existing tenants which should also have been sorted out during conveyancing.
