    I know the ideal thing would be a course but can anyone recommend a book that I can read to help me with the legal side of lettings. Especially eviction and rent arrears. The agents i work for do use solicitors for serving notices ect but I would like to be able to know where I stand legal legally as landlords often ask the processes of possession. Or if you know of anything courses runs within a sensibilities district of Southampton?
    I am here because I am inexperienced and want to learn.

      What legal services non-lawyers can provide is regulated by the Legal Services Act 2007.

      A non-lawyer cannot do any of the following (except for himself):

      · Draw up court papers
      · Issue or defend court proceedings
      · Appear in court for another

      This means that a letting agent is more or less restricted to serving notices preliminary to proceedings.

        In the latest edition of Lettings Update Journal because of the potential problems with service of S.21 Notices as to which might or might not be accepted by the court, it recommends that letting agents ensure that landlords instruct their own solicitor to serve such Notices so that the agent does not incur the wrath of the landlord should the Possesssion Application be rejected, and the potential action by a landlord against the agent for getting it "wrong".
