    landlord-how do i change my agent

    i am fairly new to letting game and have rented one property out for 18 months to same tennant no problem, let through an agent i trust. recently bought another property and this is let through same agent. Due to sudden death of one of the letting agents the other half of the agent has taken on the business. I have great regard for sudden death and all this involves and its now 3 months down the line and I am having problems with v late payments, an issue at one of houses which i do not know if it has been sorted. I have written , telephoned and emailed agent but am gatting no response. I do not like to get mad as they are going through a transition period but at the same time this also is my business and its getting out of hand.

    As the one tennant has not yet been in for 6 months what would I need to do if I wanted to change agents. I had no involvement in the deposit situation so assume this is protected but I really could do with some help. I feel on the one hand I am being harsh but on the other hand not. what would I have to do if I want to stop the current agent and get a new one? ant advice would be very welcome

    Read your Terms of Business - it must have a cancellation clause which has to be 'reasonable' otherwise you can cancel without notice. It cannot impose any 'penalty' for a change of agent. Use an ARLA licensed agent for peace of mind preferably.
