New boiler and GSC

Hi all
need your help please, if a new boiler has been fitted in a property, does the agent have, by law to have a GSC done? If not what does he have to have on file to cover himself?

I work for the agent, the landlord has said he does not need on, if this is so, what do we need for proof on the file.

Person who fitted the boiler should be registered and should have delivery a safety certificate. But I don't think that a brand new GSC (ie. the annual inspection of the property) is required.

Whatever the requirement I would think that the agent must know...

I am new to the lettings area, and the small agents I work for are not 100% sure on some things, so I thought I would come on here and ask the people who know and learn things for myself, I am learning as I GO, the lady who did the maintenance just walked out and she left very little written noted on file.

The LL is quite insistent that she does not need a GSC. Her boiler was fitted by a Gas safe engineer a few months ago and it has just come to the time to renew the GSC when I wrote to her it as then that she informed me that they had a new boiler fitted in the summer.

I know there has to be a copy of the GSC on file, but do I need anything if a GSC is not needed for a new boiler?

Where there is a gas supply to a rental property, there needs to be a CP12. It is not just the boiler which is tested, but the gas supply itself and any other gas appliances, eg. hob, oven or gas fires.

Indeed. When I was in just this situation myself a few months back, the engineer issued me with a new 12-month CP12 for the property (without charging me any extra).

I'm not entirely sure whether the old CP12, in conjunction with the paperwork proving that a new boiler had been installed, would have remained valid for the remaining lifetime of that CP12; but when I asked about this, the guy just said he'd provide a new CP12 anyway.

It seems that the situation is not exactly as OP described in her first post.

My understanding:
- When the boiler is professionally replaced there is no requirement to get a new annual gas safety check certificate. Safety certificate of new installation must have been provided by installer.

- When existing annual gas safety certificate expires, whether a new one must immediately be obtained depends on what installations must be checked. If all that needs to be checked is the new installation then annual gas safety check certificate is only due 12 months after installation. Howver if e.g. hobs, etc. must also be checked then inspection is immediately due.

In practice I cannot think the situation (gas boiler only) would arise very often. The vast majority of properties with a gas supply have more than just a gas boiler. A gas hob, at the very least?
