    Changing agent while keeping tenants?

    Our agent has made a number of mistakes from doing and AST of 6 months when we had agreed 12 with them and the tenants and making a mistake in what we were providing such that we paid the tenants compensation as we want to keep them. We would appreciate advice on if this enables us to get rid of the agents but keep the tenants .

    If I were you, I would only change agents while the place is vacant.

    If you try to change during a tenancy, you will generate no end of problems for yourself:

    1.) You will need cooperation from your old agent when you wish to release deposit at end of tenancy.
    2.) Old agent will try to charge commission whether they manage or not.
    3.) Tenant may say they paid agent A, when they should have paid agent B, (but not actually paid either.)
    To save them chiming in, JPKeates, Theartfullodger, Boletus, Mindthegap, Macromia, Holy Cow & Ted.E.Bear think the opposite of me on almost every subject.

      Why are you paying the tenants compensation? There is nothing to stop you allowing them to remain in possession for 12 months instead of 6 without having to do anything.

        Any agreement can be terminated by one party if the other is significantly in breach. Otherwise a management agreement lasts for the period agreed or, if no period is agreed, is determinable on giving the notice agreed or, failing that, on reasonable notice.
