Letting agent forgot to take out rent guarantee

Hi all, I'm new on here and wanted some advice.

I let my property through a letting agent who said to me as part of a fully managed service I would get rent guarantee so for the first time ever I said yes and they let the property.

The tenants moved out of the property at the end of June with arrears of £3000 they have also left the property in a state so needs a complete top to bottom clean.

The agent has now turned round and said I don't have rent guarantee on the property and that they will keep chasing the tenants who nobody can get hold off.

What do I do?

What did the terms of your contract say?

I can take no responsibility for the use of any free comments given, any actions taken are the sole decision of the individual in question after consideration of my free comments.

Two Questions (Please)
(1) When I used my letting agent to advertise my property they had loads of enquiries and only offered the tenant a 6 months lease, But am I correct in that they could have offered a 12 months lease. Instead.
It appears that over the last 3 tenancies after the first...

You have an agreement with the agent, and they may have a list of fees. Is this charge mentioned?

I might be inclined to push back on it to a greater or lesser extent, depending what has been said....

With at least one deposit scheme, you have to log in and change the type of tenancy to 'periodic' once the AST term has ended.

That's what they're charging £50 for. Excessive, in my opinion, as it takes a couple of minutes to do....

A sixth month fixed term is preferred in my view for the reason given above.

I have never been charged by an agent for continuing the deposit protection on a tenancy when it goes periodic.

I would go to the Estate Agency and ask to speak to the manager, Some firms when someone goes on holiday dont like passing on work to someone eles as they have to share the commission, Like solicitors where when one goes on holiday the job stops.

The agent did the referencing, so the charges are probably fair.
They've also done the advertising and the viewing, so you're going to owe them for that as well.

You've got some kind of contract with them, because you've agreed "something" and they've done some work....

1 - A tenancy agreement can have an initial or fixed term of any length (up to three years).
That's true at the start or at any other point.

Starting a new tenancy at six months is very sensible and I do that all the time.
Giving a new tenancy to someone you don't know for...

thanks, I am certainly favouring this approach. But any idea why they are messing around in this fashion? I suspect we will be charged for referencing.
