Looking for letting agent in Hull / anyone used Lettingzone?

    Hi

I have a 2 bed property in Hull. My current letting agents [Whi takers], although very approachable and honest, need me to call them constantly before they will get anything done. The last tenant moved out 2 months ago having stopped paying rent the the start of the year, leaving the place in a total mess. My agents have only now got me quotes for the clean up job.

I contacted another agent [Larar ds] who are members of ARLA but their builder quoted me £2000 for the clean-up job, almost 4 times what Whitak ers' people have estimated. I am guessing Lar ards will be getting a cut of this.

I contacted another two agents but I just did not like the sound of the people whom I spoke to.

    - Can anyone recommend an agent in Hull who is efficient and honest?

I also have been looking at Lettingzone. The National Landlords' Association website promotes them. They offer a tenant find service for £59 and offer a full management service of 6% and will take on any property in England and Wales. They sound almost too good to be true.

    - Has any one had experience of Lettingzone?

    Many thanks.

Hi burt, I've been looking into this too. I think it's actually by a company called Discount Letting( http://www.discountletting.co.uk/) . I've got a few colleagues that have used this service successfully and recommended it to me but I haven't quite tried it myself as I'm still researching the whole area.

If you did actually go down this route, how did it go?

Just a view on quotes for work

I am guessing Lar ards will be getting a cut of this. An agent is not allowed to make a "secret profit" and certainly an ARLA member is unlikely to breach their Rules of Conduct so brazenly. What you should have asked for is at least three quotations (not estimates) so you can make a reasonable comparison.

      Many thanks.

The advice I give should not be construed as a definitive answer, and is without prejudice or liability. You are advised to consult a specialist solicitor or other person of equal legal standing.

Hi guys, sorry to ask again but has anyone used this service or anything similar. The reason I'm asking again is that they seem to offer their services at rates that are quite a bit cheaper than traditional letting agents. It's just a case of me having the confidence to take that first step really!
