    Removal of letting agent

    I have just bought a 6 bed HMO. 4 of the rooms the tenants were originally signed and to date have been paid through a letting agent. All tenants are now on a rolling contract having gone beyond their 6 mnth contract term by varying amounts from 2 years to a few months.

    I don't want to use the letting agency but they tell me the tenants and the fees are theirs until the tenants vacate. Is this true ?

    Unless the letting agent is actually renting the property from you (ie it's really a rent to rent arrangement), the question for the agent is what agreement do they think they have with you?

    They almost certainly had an agreement with the previous owner, but that is something they need to take up with them.

      BTW assuming they're not renting from you themselves, it's not a question of removing them, they've already gone.

        Ask them for a copy of the contract where you agreed to those terms. Simple question.

        Think we know what the document will look like ..
        I am legally unqualified: If you need to rely on advice check it with a suitable authority - eg a solicitor specialising in landlord/tenant law...
