    Getting an agency to deal with the whole letting process

    I am the LL to a three bedroom property in London and I currently have tenants staying there and they are due to move out at the end of this month .
    The problem is that I am stuck abroad and I will have difficulties returning to the UK to find new tenants , and then I will not be able to return "home" abroad due to travel restrictions .
    Would it be possible to employ an agency to deal with the whole letting process , and without myself being in the Country ?
    Give an agency the keys to the property and let them deal with the whole letting process .
    I know its inadvisable to proceed like that , but would it be possible ?

    Lots of people don't work like that, but I basically do just that.
    It's more than possible, it's quite common.

    The "trick" is finding the right agent.

      Yes, you just need someone here in the UK to be able to hand over the keys to the agent, also you will need to instruct them for checking out the current T's, and then process then the tenancy from that point onwards. Make sure you give them the criteria on what type of T's you are looking for, as otherwise they may just put in the first person who enquires. Also I've not see any agents who vet potential T prior to letting them see the property, it's waste the T's time and the agents, if they ask even basic questions initially would help.

      Just make sure you get an agent that is local rather than an online agent. Has your current T's said they are leaving? Do you not have a friend or family member who can do the check out, then you can start fresh with a new agent and T.

        Perhaps beware that to be a lettings agent in England requires no qualifications, no training, no criminal records check. You could, literally, be dealing with early release persons from Wandsworth prison from their GBH & fraud sentences.

        Other countries do things better....

        There are good agents, I have two. ... I think.....
        I am legally unqualified: If you need to rely on advice check it with a suitable authority - eg a solicitor specialising in landlord/tenant law...

          Bear in mind they will likely find you the worst possible tenants. The tenants that are likely to be reliable and low risk they will reserve for properties they either own themselves or which they will have to manage going forward. You would be far better to find a friend to deal with viewings (and looking into the eyes) and advertise yourself. Typically only 1/10 responses to adverts merit a viewing so do the culling yourself from afar.

              That's why we have the word "likely" - on average that is what they will do (on average). There is always a spread around the average.

                Agents who do tenant find only are incentivised to find the worst tenants.
                Agent who have to live with who they find are less inclined to let to poor tenants.
