    agent erecting estate agent sign on my front garden wall

    Hello All. Am a bit flabbergasted that the agent has erected, ( screwed into my house front garden wall) a 'sold 'sign today. They have told me they've sold property, I've been served a Section 21 notice, but Im still the paying tenant and I would have thought I had a right for them not to trespass and erect a sign? Is this right? thank you

    It's your home, your property, whilst there's a tenancy, even if rent not paid . (Keep paying).

    S21 does not end tenancy nor compel tenant to leave.

    Two options. Take sign back to estate agent office tomorrow morning. (I would). Or simply write a calm polite letter to landlord, copy agent, keep copy explaining how surprised you are at agent's arrogance and trespass and stupidity, and you are taking legal advice over your rights and their harassment.

    I reckon good chance s21 is invalid anyway (many are) and if you decline to leave (as Thatcher made very clear you have every right to) it will take many many months to evict you. Seller will give up.

    Of course sensible owner could offer incen££tive....

    Selling place does not end tenancy nor compel tenant to leave either. New owner becomes new landlord, even if waiting outside with removal van.

    I am legally unqualified: If you need to rely on advice check it with a suitable authority - eg a solicitor specialising in landlord/tenant law...

      While you have a tenancy it is your property and you are totally entitled to remove the sign.

      It's not your property, so you are technically required to look after it, so the correct thing to do is to tell the agent that you have removed it and give them a couple of dates and times to collect it.
      When I post, I am expressing an opinion - feel free to disagree, I have been wrong before.
      Please don't act on my suggestions without checking with a grown-up (ideally some kind of expert).

          Very valid point.

          I have just been reading a tenancy agreement which includes the term:

          The tenant agrees with the landlord...

          To allow the erection of the Landlord's/Landlord's Agent's board at the Property advertising the Property for sale or rent.
          There is a fine line between irony and stupidity. If I say something absurd please assume that I am being facetious.

              I would guess most agencies have a clause in the agreement to cover for this as they would likely want to start advertising asap.
