    Estate Agents fees

My tenants gave one months notice last year and then refused to move out. I've now received an invoice from the Estate Agent for the full amount of I guess finders fee. I've been using the estate agents for 15 years and am surprised to receive a letter requesting the full amount. I am obliged to pay this amount, when they didn't issue a new contract.

What does your contract or terms agreed with agent say about the matter, please?

Have you been charging double rent mesne profits (the 1737 Act)
I am legally unqualified: If you need to rely on advice check it with a suitable authority - eg a solicitor specialising in landlord/tenant law...

A tenant can't give valid notice and then not leave.
You can either remove them without court or go to court and remove them as a trespasser.

Is it possible that your agent has given them a new contract?
When I post, I am expressing an opinion - feel free to disagree, I have been wrong before.
Please don't act on my suggestions without checking with a grown-up (ideally some kind of expert).
