    Agent not fulfilling agreement

    Hey

    I use an agents to let my property. During the initial Covid lockdown they could not perform inspections - absolutely fine. They are still electing not to do them although the government now allows this. They have not communicated any of this to me, I found out when I asked about an inspection. Anyone else dealing with agents - are they completing any kinds of inspections at the moment and if not, did they have the decency to at least inform you of this?

    My own agents aren't doing routine inspections at the moment, which I am quite happy about.
    And they didn't tell me until I asked.
    When I post, I am expressing an opinion - feel free to disagree, I have been wrong before.
    Please don't act on my suggestions without checking with a grown-up (ideally some kind of expert).

      I used to self manage. If I still did I'd not risk inspections (for tenants or for me, 73 ). Expect agent's working arrangements have become overall much more difficult. Send them champagne and flowers and be not surprised at an improvement in communication
      I am legally unqualified: If you need to rely on advice check it with a suitable authority - eg a solicitor specialising in landlord/tenant law...

        We are not doing inspections either at the moment but I am visiting properties if problems are reported so a much more reactive approach. I don't think that going into properties for routine reports are a good idea and i think most of our landlords agree with us.

          To be a lettings agent in England requires no training, no qualifications, no criminal records check. Could be staffed (entirely legally) with a bunch of old lags just released on license from Wandsworth Prison with experience only in GBH and fraud.

          I think the most you can do is write a letter of complaint and go through their complaints process. Once this has been exhausted, if you're not happy with their final response, you can approach the redress scheme they are a member of (should be on their website or letterheads).
