    Online Letting Agents

    Based on recommendations on this site we used uPad and we had what we thought was excellent service - sadly they have closed.

    What are the members current recommendations for online letting agents?

    I've used Openrent in the past and had no problem with them. I'll be using them again.

      I have been looking at their website and it seems good value.

        I also use Openrent. I understand that Prosico, one of their main competitors are no longer adverting on Rightmove.

          I've used openrent too and been happy with the service though it's been a couple of years since I needed a new tenant.

            Hi sorry if this is in the incorrect section. I am an agent in the UK renting properties in Spain. I give an english contract. On lets of over 8 weeks - 3 months I get paid in full for the rental and take a security deposit. As I said the proeprty is in Spain. Should this security deposit be held here...

            Holiday lets are treated like hotel bookings, not like tenancies subject to ASTs, even without the international complications. That assumes that they are genuine holiday lets, and not the provision of a main home.

            I generally do short terms of 2 weeks holiday lets. Its a short term contract thats 18 years old with some add ons! It is a muddle but generally cannot get anyone interested from Spain..............and they all say different things anyway! Spain do say a short term contract can be as long as a year.........in...

            When you say an english contract do you mean an AST or a spanish contract worded in the English language, please?

            You should speak to a spanish lawyer specialising in landlord/tenant matters. Sounds like a right muddle with huge opportunities for the contract to be challenged.

            Thanks for the info and encouragement Brydewear, but I guess I've had enough wrangling with tenants, agents and soilicitoirs over the last 2 years, so I accepted the agents offer (though no doubt their internal insurance covers all their losses). The agent has promised to continue to fight the case...

            You're making this into a problem when it's just a nuisance.

            First of all, there can't be too much financial pain, because you didn't even notice when the rent wasn't paid for a year.

            The tenant owes so much rent that repossessing the property wouldn't be an issue and the court...

            My letting agent was aware that my tenant was going to prison, but did not let me know. I now have a 12 month rental debt and they told me nothing about this. Is there anything I can do to get any of the money back?
