    Letting agent receiving rent

    I have been with a small agent for a few years now and few problems to be fair...
    I am aware however that many agents are going down and am conscious that the agent receives the rent each month and passes onto myself (with deductions for their fees/repairs)

    Is this an issue or can I request that the rent comes to me directly?

    As long as the human occupant(s) are named as tenant(s) on AST then yes you can direct them to pay you not agent: They would fairly want proof of who you are (eg land reg deeds, ID copies..) - well, I would want that before I started paying just anyone you sent me a letter/email saying "pay me now..).

    But you need ALL the paperwork from agent 1st...
    I am legally unqualified: If you need to rely on advice check it with a suitable authority - eg a solicitor specialising in landlord/tenant law...


      Usually, the agent deducts their fee from the rent before passing on the residue.
      When I post, I am expressing an opinion - feel free to disagree, I have been wrong before.
      Please don't act on my suggestions without checking with a grown-up (ideally some kind of expert).

        Have a look at the company accounts or google them to see if they make any finance based announcements.
        That'll give you some idea how profitable their business is.

        Part of the issue with letting agents is that good ones are difficult to find and doing the job well is much more expensive...
