    Online letting agents

Hi all I wanted to ask your thoughts on using online letting agents and is there anything in particular I should look out for or try and avoid I don't mind doing the viewings myself but ideally the letting agent will do the referencing and credit checks and handle the enquiries

does anyone have any good recommendations?

      Renewal Fees
I signed up to get an agent to find a tenant, I stated that I would not need help with renewal etc. However, buried in the contract there is a clause that I did not see(my fault). My tenants want to renew and the agent wants 150 pounds to...

was this "tenant find only" or an on-going relationship with agent?

      Who holds/protected the deposit?

it has been 5 months i have let my property out. The property agent hasnt given me last month rent despite me chasing them. Their shop is closed and only way of communication is through messages/email.
I went to my let house to speak to the tenants directly to see if its them or the agent only...

Yes. You could have just let the tenancy go into periodic/rolling contract.

The problem is you will also find other clauses about the agnet reserving the right to continue charging whilst the tenant they found is in residence. You won't be able to simply cut them out.

I have an apartment which I rented out when I moved in with my now wife. For the last 5 years it has been rented out through a local agency who were acquaintances of my wife. Last month they phoned me to say that my tenant, who moved in in Dec 2015, had given her notice. She had always paid the rent...

Again. Many thanks for your input. I will pursue these options. Even putting the wheels in motion will make me feel better. The agents have finally stopped blanking me, after i offered to pop round to their house to pick up the tenants keys. They have admitted in writing that they "cannot find"...

I have been with a small agent for a few years now and few problems to be fair...
I am aware however that many agents are going down and am conscious that the agent receives the rent each month and passes onto myself (with deductions for their fees/repairs)

Is this an issue or can...

Usually, the agent deducts their fee from the rent before passing on the residue....

All of those points are (as usual) sensible and valid.

I'm not sure I agree with all of your points, but it does offer rochdaleblade an alternative route to consider - if nothing else a solicitors letter alleging negligence might start a useful dialogue with the agent (who will have some...
