    Estate agent not giving rent contracts

    He seems to be something of a strange estate agent because he is refusing to give us the rental contracts for two different sets of tenants he found for us for two different properties. One lot moved in during February 2018 and the other lot during June 2018. I can't understand his motives for being so stubborn in his refusal but despite many texts and calls he has not obeyed to give us the contracts and simply ignores the texts and never answers the phone calls. Do you have any advice about how we should deal with him?

    He promptly gave us the remaining money from the first month's rent paid by the tenants after deducting his due commission. It might also be worth noting that he is the guarantor of the first set of tenants as they are his close friends. Meanwhile all these tenants have been perfectly good with paying the rent, always pay exactly on time.

    "He is guarantor of tenants"... Oh dear. £5 says you never credit checked him (? the company?). Hope I'm wrong.

    £10 says guarantee was not witnessed & enacted as a deed. Hope I'm wrong:

    £amounts to agreed housing charity of I am.

    Are you sure you haven't let the place to agent (as tenant) with him having right to sublet to humans?

      When you say he is refusing do you mean he is failing to respond to requests or that he is actually saying you cannot have them?

        Lawcruncher, he is not refusing as such but he is evading all our messages and calls.

        Artful Dodger, for all I know it was a contract between us and the tenants, they pay us directly.

          Seriously, detail matters in landlord/tenant/agent matters and reading carefully - then again - all documents is usually prudent. One character wrong can prove expensive!

          Demand copies of ALL documents.

          So I take it my £5 & £10 are safe?

            In that case write a letter saying you entitled to copies of the tenancy agreements.and are formally requesting them.

            It may just be inefficiency, but if he fails to send you copies you have to suspect that he is collecting more rent from the tenants than he is paying you. Accordingly I suggest you contact the tentants direct and ask them how much rent they are paying.
