    Head fuzz over rent due dates

    AST signed on 26th. 6 month term ends on the 25th.
    I know some will say it depends what you have agreed but from a legal point of view please
    Question 1: What day is the rent due on each month ?
    Question 2: what date would count as overdue by one day?

    I'm thinking Q2 must be 27th and Q1 rent due on 26th but previous tenants have always paid their rent before the last day, so don't usually have to think about it

    When does tenancy agreement state rent is due? Sadly can't read it from here. If rent is ever by chance due on a bank holiday, Xmas day or good friday it is only actually due the day after.

      It's a rla ast so there's no specific date on it as far as I recall


        I mean it's dated and was signed to start 26th to end 25th that's all I believe it states
        I attached a standing order request saying to pay on 25th but I'm not sure if I'm wrong and it's 26th that it'd be due on...legally I mean
        Therefore not overdue until 27th?? Sorry

          According to RLA's current AST
          The first rental payment is for the rental period beginning on the start date shown in A2. After that you must pay rent on the first day of every rent period which follows while the tenancy lasts.
          Did you actually bother to read the relevant paper agreement before your post #4, please?

            The tenancy should normally (ideally) day something like at a rent of XXX per calendar month payable in advance with the first payment due XXX

            If the tenancy started on the 26th, and the payment period is per calendar month, and the contract is otherwise silent in the rent due date, then it’s pretty likely it’s due on the 26th of every month and overdue if unpaid by the 27th (save for bank holidays, as mentioned by Artful above).

                I've used it twice, no complaints from me. However, I haven't used it since 2019 so things might have changed.

                From memory, when the prospective tenant clicks the 'Rent Now' button, you have to click to accept them as a tenant to start the process.

                Has anyone used the ‘rent now’ package and find it good? Can’t decide whether I should do this package or just advertising (ultimate) then pay for everything else on top after finding tenants I am happy with.

                a little worried about- the flat is in London so expect there could be a lot of interest but possibly a high majority of them not be the tenants I am looking for.

                I wouldn't use 'Rent Now'.

                If I advertise a property today I'll get over 50 enquiries, the majority will be unsuitable.
                Most of those will want to rent now.
                Many will offer to rent sight unseen.
                Some will offer 6 month's rent upfront sight unseen.

I am keen to use Open Rent for referencing but as suggested will also follow up each myself. Does anyone have a view on whether the Open Rent £29 'Ultimate Advertising' or £49 'Rent Now'...

                Conveyancers fall into two broad categories:

                Good ones

                Not so good ones

                Those in either category can be solicitors, licensed conveyancers or chartered legal executives. Each of those do roughly the same amount of training and have studied the law needed...

                "No 3rd party letting agenrs approved" is not the same thing as 'no 3rd party agents allowed'.

                So it depends on what you sign up to.whether you can use an "unapproved" 3rd party letting service or not.
