Insurance type?

Hi,

I have buildings Insurance via a block policy,the house I let out is unfurnished but has appliances fixtures and fittings.This is the only insurance I have ever had since rented in 1988. I have rent cover insurance via letting agents as well.

So what other type of insurance do I need for a property that is let out, not foggeting cover for tenant damage and loss?

Does the block policy cover Property Owners Liability.

The loss of rent cover from you agent will cover non payment by the tenant but what about loss of rent following a fire or water damage etc.

If the block policy is designed to cover BTL props then your probably OK but you should check policy.

You may also wish to cover the contents.

Recommendation - Company Let

I have a property that my Agents have recommended a company let with a local Charity that supports young people coming out of Care Homes. The charity let the property under a company let agreement and pay all the rent.
The problem I am finding is getting insurance for such a situation. It is not...

Glib answer - that's because insurance companies specialise in measuring risk, and there's a reason that they don't want this kind of business.

More sensible answer - You need to talk to an insurance broker, website and online applications won't support anything not 100% vanilla.

Who's accidental insurance cover should be claimed on?

The freeholder of a semi-attached house converted to two flats is telling me that if my ground floor tenanted flat is flooded by his upstairs tenanted flat (eg: upstairs bathroom overflows) then legally I have to claim on my accidental insurance.

This sounds absurd. Is he right?...

There's no legal requirement to claim on any or anyone's insurance. You could simply sue upstairs - after 1st asking them to pay up.

It's not that you "legally" "have to" claim.
You could just pay yourself - there's no obligation to be insured (unless it's part of the lease covenants).

In one sense, they're right, in that you can't simply assume that your costs will be met simply because the...

What your agents are proposing is a let-to-let arrangement.

The general advice is to avoid such schemes like the plague.

You are letting to a company (the charity). They then let you property to someone else.

The people they put into the property are not your tenants,...

Buildings insce for tenant

I understand it is a landlords responsibility to insure the house I live in. However, as a tenant, could I choose to take our buildings insurance. If I could, I would then advise my landlord that I have done this, and he has no need to.
Would the insurance in my name my valid?...

The insurance in your name would be invalid. Only the owner can insure the property. What is the reason for you wanting to do this?
